Introduction

Real estate wholesaling is a great way to make money in real estate. It involves buying properties at a discount and reselling them for a profit. It’s a simple business model, but it takes some work to build the right website and create the right marketing materials. However, wholesaling requires more than just putting together an offer, taking pictures of the property, and posting that on your site. You need to have the right tools that allow you to market effectively while also handling backend functions, like lead management and analytics, so you can see what’s working and what isn’t. Here are some things you should know about building websites for wholesaling properties as well as tips for creating effective websites for your real estate business.

Tip #1: Know Your Audience

One of the first things you’ll want to do when building a website for wholesaling property is to make sure you know who your audience is. In general, there are two main audiences who will find your site: homeowners and investors. You’ll want to make sure that the information on your site is relevant and useful to both.

Think you’re ready to develop a website with content? Hold up a second. Before diving in and typing your heart away, you’ll want to make sure that your design, content, and calls to action (CTAs) are all relevant to these two different audiences. You don’t want the content to be too sales-y, but you also don’t want to sound like a scientist. Your goal is to inform, educate, and answer any questions that your audience might have about wholesaling property.

Tip #2: Don’t Reinvent The Wheel

While you do want to create a unique experience for your website, you don’t have to start from scratch. There are plenty of website builders out there that allow you to customize your website to your liking without needing to know how to code. Carrot is a website builder geared towards real estate investors. It allows you to create a site, upload your marketing materials, and create an automated lead generation system with minimal effort. If you would prefer something that is a bit more customizable, platforms like WordPress have templates that are extremely easy to customize. You can also find pre-made website designs that allow you to put your own spin on them.

Tip #3: Responsive Design is a Must

One of the most important things to do when building a website is making sure it’s responsive. If you’re not familiar, responsive websites are websites that automatically resize to fit the device they’re being viewed on. This means that the same content, design, and experience are present on every device. This is an important feature to have, especially if you want to wholesal to clients. Real estate investors aren’t just browsing on laptops, they’re also browsing on their phones. You want to be able to capture their attention as soon as they open the browser on their phone. One of the best ways to do that is to have a responsive design.

Tip #4: Show Off Your Marketing Materials

One of the first things people are going to do when they find your website is scroll down to check out your marketing materials. You’ll want to make sure you have a few things in place here. The first is that you have a gallery of photos on your site where you’re showcasing properties. A great way to do this is to use a service that allows you to upload images to your gallery. Another great way to do this is to create a Pinterest board dedicated to your properties. You can pin photos of the properties themselves as well as photos of you taking clients through the properties. Finally, you’ll want to make sure you have a full property sheet on your site. This sheet should include information like the address, the price, how many bedrooms and bathrooms it has, and any major updates or repairs that need to be done.

Tip #5: Backend is Just as Important as Frontend

One of the biggest mistakes wholesalers make is putting all of their focus on the frontend design of their website. While it’s important to have a good looking website, it’s equally as important to have a strong-functioning backend. These days, you don’t have to build your site on your own computer with a host. There are plenty of website builders that allow you to create a site from scratch or customize an existing template. One of the biggest things you’ll want to think about when building the backend of your website is how you’re going to handle leads. One way to do this is to utilize an integrated CRM system. These are great tools that allow you to capture leads as they browse your site. Another option is to use a form plugin that allows you to capture leads and send the data to a CRM of your choice.

Tip #6: Create a Landing Page for Lead Gen

As we talked about above, you want to track as much data as possible. One of the best ways to do that is to create a landing page for lead generation. A landing page is a page on your website that is dedicated specifically to capturing leads. The page usually has a specific headline, a call to action (CTA), and maybe a lead form.

Your goal with the landing page is to make it as easy as possible for your leads to give you their information so you can follow up with them and either sell your services or send them towards a lead nurturing campaign. The best way to do this is to create a page on your site that is designed to be a landing page. You can also consider creating a page on your blog dedicated to lead generation.

Conclusion

Wholesaling real estate can be a very successful profitable business. However, far too many novice investors dive right in without a solid foundation for their business. While no business is going to be perfect from the start, building a business is a lot like building a bicycle. You’ll need to assemble part of the bike before you ride off into the sunset. The journey you are about to embark on will be one of the greatest you have ever ventured, but taking an extra few minutes to build a website intentionally will save you time and money.
